I granted a 12 month shorthold tenancy to a couple, but now want to get possession of my house back as I have decided to sell. I understood that I could do this?

You will not be able to get possession before the end of the fixed term of 12 months unless there are breaches of the tenancy agreement, such as non-payment of rent. You are however entitled to possession at the end of 12 months providing you have given a minimum of two months notice before the end of the fixed term.
